Experts are going through the city centre building with a fine toothcomb in an attempt to salvage any items of historical value and possible remains of the old castle wall.
Demolition at the site will kick-off once all archaeological steps have been undertaken.
The work is expected to last between 16 and 20 weeks and will form the next stage in an exciting project spearheaded by Swansea Council.
The Authority has signed an agreement with London-based Thurleigh Estates for the redevelopment of the David Evans site.
Three anchor tenants including JT Morgan and Zara have already committed themselves to the completed project and it is hoped the scheme will act as a flagship venture in the regeneration of the city centre. Slater Menswear has also signed up.
Swansea Council Leader Chris Holley says the archaeological work is of great importance.
Cllr Holley said: "The redevelopment of the David Evans site is an exciting scheme that will act as a flagship development for the regeneration of Swansea City Centre but it is vital that the archaeologists are given enough time to thoroughly inspect the building before demolition begins. Preserving items of historical value from our past is an important stage of the process involved in developing a key scheme for the future of Swansea."
Cabinet Member for Economic and Strategic Development, Cllr Gareth Sullivan, said: "The attraction of leading names such as Zara shows investors have confidence in the direction Swansea is heading. The development of the David Evans site is only the first phase of retail regeneration in Swansea and will act as a catalyst for further investment as well as giving shoppers and other traders a huge boost."
Graham Drake of Thurleigh Estates said: "We are delighted the development agreement has been signed with Swansea Council and are pleased to be delivering a new retail scheme in the city centre."
